We operate the website https://eltgroup.ge (the "Site"), as well as any other related products and services that refer or link to these legal terms (the "Legal Terms") (collectively, the "Services").
We are a Real Estate Development Company.

These Legal Terms constitute a legally binding agreement made between you, whether personally or on behalf of an entity ("you"), and ELT BUILDING LLC, concerning your access to and use of the Services. You agree that by accessing the Services, you have read, understood, and agreed to be bound by all of these Legal Terms.
IF YOU DO NOT AGREE WITH ALL OF THESE LEGAL TERMS, THEN YOU ARE EXPRESSLY PROHIBITED FROM USING THE SERVICES AND YOU MUST DISCONTINUE USE IMMEDIATELY.
We will provide you with prior notice of any scheduled changes to the Services you are using. The modified Legal Terms will become effective upon posting or notifying you by info@eltgroup.ge, as stated in the email message. By continuing to use the Services after the effective date of any changes, you agree to be bound by the modified terms.
All users who are minors in the jurisdiction in which they reside (generally under the age of 18) must have the permission of, and be directly supervised by, their parent or guardian to use the Services. The information provided when using the Services is not intended for distribution to or use by any person or entity in any jurisdiction or country where such distribution or use would be contrary to law or regulation or which would subject us to any registration requirement within such jurisdiction or country.
Real Estate Information Notice:
All property listings, architectural renderings, floor plans, layouts, project specifications, location advantages, pricing, and infrastructure details presented on the Site are for informational and marketing purposes only and do not constitute a legally binding public offer (Public Offer / Invitation to Treat).
Final property configurations, purchase prices, installment schedules, and legal terms are governed solely by official written purchase, reservation, or investment contracts entered into directly between you and ELT BUILDING LLC.
We reserve the right to modify property specifications, pricing, and development plans at any time without prior notice.
2. INTELLECTUAL PROPERTY RIGHTS
Our Intellectual Property
We are the owner or the licensee of all intellectual property rights in our Services, including all source code, databases, functionality, software, website designs, audio, video, text, photographs, 3D renders, architectural graphics, and project visualizations in the Services (collectively, the "Content"), as well as the trademarks, service marks, and logos contained therein (the "Marks").
Our Content and Marks are protected by copyright, trademark, and architectural design laws in Georgia and internationally under applicable treaties. The Content and Marks are provided in or through the Services "AS IS" for your personal, non-commercial use or internal business evaluation only.
Your Use of Our Services
Subject to your compliance with these Legal Terms, including the "PROHIBITED ACTIVITIES" section below, we grant you a non-exclusive, non-transferable, revocable license to:

All registration and lead information you submit will be true, accurate, current, and complete;
You will maintain the accuracy of such information and promptly update it as necessary;
You have the legal capacity and agree to comply with these Legal Terms;
You are not a minor in the jurisdiction in which you reside, or if a minor, you have received parental permission to use the Services;
You will not access the Services through automated or non-human means, whether through a bot, script, or otherwise;
You will not use the Services for any illegal or unauthorized purpose; and
Your use of the Services will not violate any applicable law or regulation.
4. USER REGISTRATION
You may be required to register or fill out lead forms to use certain features of the Services. You agree to keep any account credentials confidential and will be responsible for all activity under your account. We reserve the right to remove or reclaim usernames or account details deemed inappropriate or objectionable.
5. PRODUCTS & PROPERTY LISTINGS
We make every effort to display as accurately as possible the colors, features, specifications, and details of the real estate projects available on the Services. However, we do not guarantee that project renders, virtual tours, and layout specifications will be perfectly accurate, reliable, or error-free on your electronic display. All property availability is subject to change.
6. PURCHASES, RESERVATIONS AND PAYMENT
We accept payments and property reservations under formal written agreements between the parties.
You agree to provide current, complete, and accurate information for all inquiries, reservations, or purchases made via the Services. Applicable taxes and fees will be calculated in accordance with Georgian law. All primary real estate transactions are processed in GEL or converted based on official legal agreements.
We reserve the right to refuse or cancel any property reservation or request placed through the Services if it appears to violate our corporate policies or legal compliance guidelines.
7. RETURN & CANCELLATION POLICY
All sales, property reservation deposits, and legal contracts are governed by the specific terms outlined in your signed Reservation/Purchase/Investment Contract with ELT BUILDING LLC. Website interactions themselves do not grant automatic refund rights outside of signed written contracts.
8. PROHIBITED ACTIVITIES
You may not access or use the Services for any purpose other than that for which we make the Services available.
As a user of the Services, you agree not to:
Systematically retrieve data or content from the Services to create or compile a collection or database without written permission from us.
Circumvent, disable, or interfere with security-related features of the Services.
Disparage, tarnish, or harm, in our opinion, us, our corporate reputation, or the Services.
Use information obtained from the Services to harass, abuse, or harm another person.
Upload or transmit viruses, Trojan horses, or spam material that interferes with any party’s uninterrupted use of the Services.
Use automated systems, scrapers, or bots to harvest data from the Site.
Delete copyright or proprietary rights notices from any Content.
Use the Services to compete with ELT BUILDING LLC or for unauthorized commercial endeavors.
9. USER GENERATED CONTRIBUTIONS
The Services may provide you with the opportunity to submit contact details, feedback, suggestions, or comments ("Contributions"). When you make Contributions, you represent and warrant that your submissions do not violate third-party rights, are truthful, and are not defamatory or illegal.
10. CONTRIBUTION LICENSE
By submitting feedback, inquiries, or suggestions regarding the Services, you agree that we can store, process, and use such information in accordance with our Privacy Policy to deliver requested real estate information and marketing materials.
11. THIRD-PARTY WEBSITES AND CONTENT
The Services may contain links to third-party websites or content (e.g., hotel partners, financial institutions, mapping tools). We do not investigate or monitor third-party links for accuracy or completeness and are not responsible for third-party practices or content.
12. SERVICES MANAGEMENT
We reserve the right, but not the obligation, to monitor the Services for violations of these Legal Terms and take appropriate legal action against anyone who violates applicable laws or these terms.
13. PRIVACY POLICY & DATA PROTECTION
We care about data privacy and security. Please review our Privacy Policy published on our Site.
By submitting your personal information (name, phone number, email) through lead forms on the Site, you consent to ELT BUILDING LLC processing your data in accordance with the Law of Georgia on Personal Data Protection. You grant us permission to contact you via phone, email, SMS, or instant messaging platforms for consultation and marketing regarding our real estate projects. You may opt out of direct marketing communications at any time.
14. TERM AND TERMINATION
These Legal Terms remain in full force and effect while you use the Services. We reserve the right to deny access to the Services to any person for any reason at our sole discretion.
15. MODIFICATIONS AND INTERRUPTIONS
We reserve the right to change, modify, or remove the contents of the Services at any time without prior notice. We cannot guarantee the Services will be available at all times due to potential maintenance or software issues.
16. GOVERNING LAW
These Legal Terms shall be governed by and construed in accordance with the laws of Georgia. ELT BUILDING LLC and yourself irrevocably consent that the courts of Georgia shall have exclusive jurisdiction to resolve any dispute arising in connection with these terms.

All disputes related to these Legal Terms or the use of the Site shall be submitted to the jurisdiction of the Courts of Georgia.

THE SERVICES ARE PROVIDED ON AN AS-IS AND AS-AVAILABLE BASIS. YOUR USE OF THE SERVICES IS AT YOUR SOLE RISK. TO THE FULLEST EXTENT PERMITTED BY LAW, WE DISCLAIM ALL WARRANTIES, EXPRESS OR IMPLIED, IN CONNECTION WITH THE SERVICES AND YOUR USE THEREOF.
WE MAKE NO WARRANTIES OR REPRESENTATIONS ABOUT THE ACCURACY OR COMPLETENESS OF THE SITE'S CONTENT AND ASSUME NO LIABILITY FOR ANY ERRORS, PERSONAL INJURY, PROPERTY DAMAGE, OR UNAUTHORIZED ACCESS TO SERVERS ARISING FROM YOUR USE OF THE SITE.
20. LIMITATIONS OF LIABILITY
IN NO EVENT WILL WE OR OUR DIRECTORS, EMPLOYEES, OR AGENTS BE LIABLE TO YOU OR ANY THIRD PARTY FOR ANY DIRECT, INDIRECT, CONSEQUENTIAL, INCIDENTAL, SPECIAL, OR PUNITIVE DAMAGES ARISING FROM YOUR USE OF THE SERVICES.
21. INDEMNIFICATION
You agree to defend, indemnify, and hold ELT BUILDING LLC, its subsidiaries, affiliates, and employees harmless from and against any loss, damage, liability, claim, or demand made by any third party due to or arising out of your use of the Services or breach of these Legal Terms.
22. USER DATA
We maintain certain data you transmit to the Services to manage performance and address inquiries. While we perform routine backups, you are solely responsible for all data you transmit.
23. ELECTRONIC COMMUNICATIONS, TRANSACTIONS, AND SIGNATURES
Visiting the Services, sending us emails, and completing online forms constitute electronic communications. You consent to receive electronic communications from us, and you agree that all agreements, notices, and disclosures provided electronically satisfy any legal requirement that such communication be in writing.
24. MISCELLANEOUS
These Legal Terms constitute the entire agreement between you and ELT BUILDING LLC. Our failure to enforce any right shall not operate as a waiver. If any provision is determined to be unlawful or unenforceable, that part is deemed severable and does not affect remaining provisions.
